Invitees are individuals who are on a property for a mutual benefit of some kind, most often as customers or clients. AirBNB guests are thus considered invitees. Licensees are social guests and are not present for a mutual benefit. Both forms of guests must have high duties of care paid to them, with invitees having slightly more. The third type of guest is a trespasser, who has no legal right to be on the property but is anyway.
